Common Questions

Frequently Asked Questions

Is AAR Design Consultants a licensed architecture firm?
+
No. AAR Design Consultants is not a licensed architecture firm and does not hold an architecture license under New York Education Law. For projects requiring stamped and sealed construction documents, we engage independently licensed NYS architects who review and apply their professional seal. All permit-ready drawings go through this review process before submission.
What is your refund policy?
+
AAR Design Consultants does not offer refunds on commenced services. Once a written proposal is signed and work begins, all fees are non-refundable. We encourage all clients to review proposals thoroughly before approving commencement. Consultations are free and carry no obligation.
How long does permit filing take in Buffalo?
+
Timeline varies by project type and the building department's current workload. Typical Buffalo permit timelines range from 4–12 weeks for residential projects and 6–16 weeks for commercial. AAR prepares complete, code-compliant packages to minimize correction cycles and help you reach approval as efficiently as possible. We cannot guarantee approval timelines as these are under the building department's jurisdiction.
Do you work on both commercial and residential projects?
+
Yes. Our primary commercial focus is restaurants, retail spaces, and commercial office renovations throughout Erie County. On the residential side, we work on structural changes, home additions, basement and attic conversions, and any project requiring building permit drawings. Both segments require the same level of professional documentation and licensed architect review for permits.
How are your quotes structured?
+
All AAR quotes are fixed-price written proposals. We do not bill hourly. After your free consultation, we prepare a scope document with a single fixed fee covering the agreed deliverables — drawings, renderings, permit filing, or any combination of services. Changes to scope are documented in writing and may adjust the quote accordingly.
Do you handle the architect stamp process?
+
Yes — coordinating the licensed architect review and stamp is part of our permit filing service. You don't need to find or manage a separate architect. We have established relationships with licensed NYS architects and handle all coordination, review, and submission on your behalf. The architect's fee is factored into the quote AAR provides.
What information do you need to start?
+
To begin, we need a clear understanding of your project scope, the property address, any existing drawings or surveys if available, and your intended use or changes. For most projects, we'll conduct a site visit or virtual walkthrough. The more detail you can provide upfront, the more accurate our initial proposal will be.
